Industrial Park Zoning District Amendments
Authorized Uses Within the Industrial Park Zoning District
On March 22, 2011, the City Council adopted Ord. No. 2011-435, which amends the Cedar Hill zoning code by expanding the land uses that are allowed within the Industrial Park zoning district. Changes in technology and the way these certain businesses operate prompted the change.
The aim of the Industrial Park zoning district is to accommodate low intensity industrial and light manufacturing business. These businesses typically involve assembly, fabrication, warehousing, wholesale, and their administrative operations.
The Planning and Zoning Commission and City Council continuously monitor the effectiveness of the Zoning Code in order to insure that it provides the appropriate protection to area properties and is as competitive as it can be. Changes in technology and the way businesses operate have prompted the city to reevaluate certain land uses that heretofore had been restricted from the Industrial Park zoning district.
In general, Ord. No. 2011-435 amends the Cedar Hill Zoning Code by adding the following land uses as “Authorized Land Uses” within the Industrial Park zoning district:
- Engine Repair / Motor Manufacturing re-manufacturing and / or repair
- Machine Shop
- Truck / Heavy Equipment/Recreational Vehicle Repairs– Indoors Only
- Plastic product manufacturing
- Rubber product manufacturing
- Chemical and allied product manufacturing (non-hazardous)
Conditional Use Permit
The Conditional Use Permit process will give the Planning and Zoning Commission and City Council the opportunity to review the land use in more detail and to be assured that any negative impacts that may be produced by the land use or its arrangement on the site have been reasonably mitigated.
